When should the owner request a building permit?

Are you thinking of renovating your home? Does your community need a rehabilitation, inspection or some kind of special certification? Then, you may be wondering if it is necessary to apply for a building permit.

Well, there are a few things to consider. In today’s blog, we detail them for you.

When to apply for a building permit

In Spain, the application for a building permit is considered mandatory. Its main objective is to ensure compliance with current legislation, the safety of the people involved, the integrity of the building and the correct payment of the stipulated fees.

There are two types of building permits, depending on the type of renovation to be carried out. Below, we detail the characteristics of both:

  • Minor work license

A minor work is characterized by a simple technique with a little constructive and economic entity.

Within these are: the changes in the plumbing, electricity and heating installations, the works of interior and partial reform without intervening in the structure of the building and the works of repair or modification of floors, walls and plaster.

In this case, it will not be necessary the consent of professionals or a signed project that details the whole procedure.

You will only have to present to the Town Hall the forms in which you have paid the corresponding fees, the plans of the room in which the work will be carried out, the budget and the location plan.

The same City Hall will be in charge of studying the case, and in a term of 30 days will send the license that will allow you to begin with the reforms.

  • Major work license

A major work is characterized for being an architectural project with a high technical and constructive complexity.

Among these are: total or partial works of interiors that intervene in the structure, works for change of cover and the extensions of housing.

In this case, you must provide a photocopy of the National Identity Card, the delegation document proving the representation of a technician, proof of payment of the corresponding fees and a technical project approved by the College of Architects.

The City Council will also be in charge of granting or denying the building permit within three months. Once the license is approved, you will be allowed to start your project.
