Real estate market starts 2024 with growth in the number of investments

Did you know that Spain stands out as the only country that includes two cities in the ranking of the most attractive for investments in the real estate market? According to the “European Investor Intentions Survey” – prepared by the consulting firm CBRE – Madrid ranks third, and Barcelona is in seventh place.

Moreover, during the first months of 2024, a significant growth in the number of investments in our country has been observed, and an increase of up to 10% is expected by the end of the year.

A promising environment

The Spanish real estate sector has experienced a remarkable improvement after facing economic challenges during the last decade. This significant progress is mainly due to:

• The reinforcement of confidence in the industry.
• An atmosphere characterized by political and economic stability.
• A wide range of properties available that cater to diverse needs and budgets.

This situation has laid the foundations for a good evolution, which now attracts investors looking to take advantage of the benefits of an expanding market.

Leading real estate investment areas

As we have already mentioned above, the interest for investments in the real estate market is concentrated in provinces such as Madrid and Barcelona, but also covers other areas such as:

• Málaga.
• Valencia.
• Sevilla.
• Murcia.
• Gerona.
• Islas Baleares.

Logistics and residential sectors outperform offices

The study indicates that, for the first time, interest is skewed towards the logistics (34%) and residential (28%) sectors, relegating offices to third place with 17%.

Of the total respondents, 66% – with leanings towards logistics and industry – anticipate that demand for these spaces will remain the same or increase in 2024, with strong interest in newly constructed facilities. In contrast, the office market is looking for high-quality properties in strategic locations.

As for the hotel and retail sectors, both capture the attention of 7% of participants. In addition, 66% of them contemplate diversifying into alternative niches, with special interest in:

1. University residences (4%).
2. Housing for the elderly (38%).

Growing interest in advanced countries

From the results obtained, the attractiveness of the Southern European region also stands out, especially because of the progress made by countries such as ours in sustainability and digitalization.

73% of respondents do not perceive geopolitical challenges – including variations in the sector – as considerable barriers to real estate investments. Something that positions Spain as one of the most attractive places to bet on in 2024, thanks to the firmness and solidity presented by the country’s real estate market.
