1. Valid DNI (ID CARD) or residence card of the owner.
2. Certificate of habitability which proves that the home meets the minimum habitability conditions.
3. Energy certificate that indicates the level of energy efficiency of the home.
4. Title of the property or deed of the sale signed before a notary public. This document is registered in the Property Registry and is the one that certifies the current ownership of the property.
5. The simple registry note of the property. This validates that the property does not have charges, fees or any type of debt.
6. Document that certifies the owner is up to date with the community payments in the case of a property under the horizontal property regime.
7. Certificate from the ITE (Technical Building Inspection) certifying that the building has passed the relevant inspections.
8. Receipt of the last payment of the IBI (Real Estate Tax) that ensures that the payment is up to date.
9. Certificate of pending debt in the event that the apartment has a mortgage loan.
10. Other documents that, although they are not mandatory, help to provide transparency: bylaws of the community of owners, house plans and latest receipts for the supplies collected.
