The number of private homeowners with five or more properties in Catalonia is growing

Did you know that, according to recent market research carried out in February 2023, 0.3% of private homeowners in Spain have an average of five or more properties in their possession?

This percentage has experienced exponential growth in just one year. In February 2022, the number of owners with these characteristics represented only 0.1%.

In other words, there has been a 200% increase over the last year.

Real estate market as a safe haven

These are some of the reasons that have driven the perception of the real estate market as a refuge value, accelerating the idea of buying homes as an investment:

• The change in monetary policy with rising rates.
• The favorable scenario with low interest rates during the first half of 2022.
• The climate of financial fragility experienced in recent months.

Nor should we forget that inherited homes have a lot to do with it, as they continue at high levels since 2020.

Catalonia is the community with the most private owners with five or more homes

The evolution that Catalonia has experienced in this aspect is astonishing.

In 2022, the percentage of owners with five or more homes was 0.2%, while today it has reached 0.6%.

A similar increase has been observed in the Community of Valencia, where in 2022 only 0.1% of individuals owned five homes, but in 2023 it has risen to 0.5%.

In the case of the Community of Madrid and Andalusia, the percentage in both communities drops from 0.3% in 2022 to 0.2% in 2023.

What is the age group with the highest number of private homeowners with five or more homes?

• The 45 to 54 age bracket shows 0.8% of owners with these characteristics. In February 2022, it represented 0.5% of the total. So the increase has been quite remarkable.

• In second place is the 55 to 75 age group, who represent a total of 0.5% in February 2023. This shows a significant growth compared to 2022, when this age group accounted for 0.2%.

• Finally, between the ages of 35 and 44, the percentage of private homeowners with five or more dwellings is 0.2%. There has also been a slight increase in the last year, from 0.1% to 0.2% today.
