According to the most recent report prepared by Inviertis – a platform specialized in real estate investment in Spain – the profitability of rental properties has reached 6%, one percentage point more than in 2022.

So far this year, there has been a 5% increase in the number of investors entering the Spanish market in search of properties for lease.

Investor profiles with greater representation

During the summer season, there has been significant investment activity in our country, ranging from large groups to family offices and individuals.

As for foreign participation:

  • There has been an increase of 12%.
  • Latin American investors have a greater presence in prime areas.
  • In other regions, the British lead, followed by the French and Germans.

Some of the cities generating the most interest?

  1. Madrid.
  2. Zaragoza.
  3. Málaga.

Forecasts for the Spanish rental market

In terms of rental costs, Inviertis does not expect the average rate to normalize by the last quarter of 2023. It is likely that more time will be required for this to happen, as the Housing Law does not seem to be contributing to this objective.

That said, despite the general pessimistic perception in the Eurozone, Spain will continue to be an international benchmark and one of the most attractive destinations for investment due to its competitive prices and high rental demand.
