December, January and February

Although it might seem the opposite, the cold weather favors the sale of a property.

At this time of the year, there is less availability of housing, resulting in a decrease in supply. This allows potential buyers to pay more attention to your property.

In addition, those looking to purchase a property in the winter tend to be more committed profiles than casual buyers or those who are looking for a home just for the summer.

However, it is important to keep in mind that, due to the Christmas vacations, there may be fewer buyers during these months.

March, April and May

The spring season is widely recognized as a period of high demand for home purchases. The warmer and sunnier weather conditions generate a significant increase in interest from potential buyers.

A boom in demand that can have an upward effect on sales prices. Something positive for sellers, but with which we must be careful, as it could drive some buyers away.

June, July and August

In summer, those who are in the middle of looking for their new home have more free time, which allows them to visit the houses at their leisure.

Taking advantage of outdoor spaces to add value to your property during this season can influence the final decision. Buyers often instantly visualize the type of living they could enjoy in an outdoor setting.

On the downside, as in the previous months, there is increased competition in the market which can lead to higher selling prices, thus driving some buyers away.

September, October and November

Being a less popular time for selling, there tends to be less competition among sellers.

Due to the mild temperatures and the motivation of those buyers who were not able to purchase a home in the spring or summer, selling in the fall may also be an option, although it occurs less frequently.

However, during these months we can find a lower number of interested parties, a fact that could translate into a longer sale time.
