However, according to the case, Spaniards show a clear preference for a specific type of housing. This is not just our opinion, but the results obtained in the report “Sustainability in the demand for housing in Spain” elaborated by Fotocasa and the leading real estate firm Solvia.

There is growing interest in mid-level floors when it comes to buying

The increase in interest rates by the European Central Bank (ECB) and the rising cost of food, fuel, gas, and electricity have shifted preferences among those looking to buy a home, now favoring apartments as a more affordable option.

Moreover, according to the study:

• 42.2% of respondents prefer floor levels, such as the second or third floor.
• Houses or villas come in second place, at 41.7%.

This shift may be due to the intention to balance costs and accessibility.

Ground floors, the preferred option for Spaniards renters of housing

In the case of rental properties, ground floors have become the most sought-after option, at 35.1%, especially in cities like Barcelona and Madrid.

What other types of housing are renters looking for?

• Studios: 16.4%
• Duplexes: 16.9%
• Penthouses: 25.3%
• Houses or villas: 25.3%

These choices may be motivated by convenience and lower cost.

Variations in preferences between buyers and renters

The position of a property within a building is crucial for both decisions, but the underlying motivations vary. This can be explained by various factors.

On one hand, buyers prioritize stability and long-term investment, seeking a sense of performance and an asset that appreciates in value over time.

In contrast, renters place a higher value on mobility and flexibility offered by renting, allowing them to quickly adapt to changes in work or personal circumstances without the responsibilities of ownership.
