What is the simple note?

The simple note is an official certificate issued by the Land Registry. This document gathers key information about the property, such as:

  • Identity of the owner.
  • Main characteristics.
  • Constructed and useful surface.

In addition, it includes relevant information such as pending charges (mortgages, liens) and if the property has any special regime, such as usufruct or official protection.

In short, it is a complete x-ray of your home that gives total transparency to the sale and purchase transaction.

Why is the simple note important when selling a property?

Although it is not obligatory, the simple note is highly recommended. Having it will allow you to:

How can it be requested?

The simple note is a public document, which means that anyone can request it. However, you need some of the following information.

  1. Exact address of the property.
  2. Name and DNI of the owner.
  3. Registry information of the property.
  4. Unique Registry Code (CRU) or Unique Identifier of the registry property (IDUFIR).

The most common ways to obtain it are:

  • Through a real estate agency: if you work with one, they usually take care of this procedure as part of their services.
  • Through an agency: these companies also manage official documents related to the sale.
  • Online: on the website of the Association of Registrars, you can request it directly from the “Online Registry” section.

In Catalonia, the simple note costs approximately 9.02 euros and is usually ready within 24 to 48 hours if requested online.

When should you request it?

Ideally, you should obtain the simple note at the beginning of the sale process. This will allow you to resolve any legal issues or clarifications before presenting the property to the market. It will also give you time to update information that may be out of date in the Land Registry.
