Supplies in a new home

When acquiring a newly built property, one of the first necessary steps is to activate the essential services, such as:

  • Gas
  • Water
  • Electricity

To do this, it is important to have the certificate of occupancy, a document that guarantees that the house meets the requirements of safety, health and hygiene for its use.

How to turn on the gas?

To activate the gas, it is necessary to present several documents, generally provided by the promoter. These are:

  • Title deed of the property.
  • Bank details of the owner.
  • Identification of the owner (name, ID number, telephone number).
  • Universal Supply Point Code (CUPS).
  • Certificate of thermal installation (if there is heating).
  • Certificate of Individual Receiving Installation (IRI).
  • Common Receiving Installation Certificate (IRC), if it is a community.

The cost of this procedure varies according to the autonomous community and the selected tariff. In Catalonia, the prices range between 63.51 € and 101.27 €, while in other areas of Spain – depending on the conditions – it can reach 200.00 €.

How to activate the water supply?

The process to activate the water supply depends on the location of the property. It is advisable to consult with the Town Hall or the management company of the area to know the specific details.

Normally, the following documentation is requested:

  • DNI of the holder.
  • Contact information.
  • Complete address.
  • Contract of sale and purchase.
  • Certificate of the water installation.
  • Bank account for the direct debit of payments.

How to activate electricity?

To activate the electricity, it is necessary to contact a commercialization company and select the most suitable power for the needs of the home.

If the home is in Catalonia, the developer is responsible for managing the Electrical Installation Certificate (CIE) and the Registry of Industrial Safety Installations of Catalonia (RITSIC), which guarantees compliance with current regulations. The Universal Supply Point Code (CUPS) is also required to formalize the contract.

When choosing the power, it is important to consider that it will affect both the cost of the installation and future bills and it is essential to have the following information at hand:

  • DNI of the owner.
  • Contact details.
  • Address of the property.
  • Title deed of the property.
  • Bank account number.
  • Contracted electric power.
  • Registry of installations (RITSIC).
  • Electrical Installation Certificate (CIE).
